I have finally pulled the impeller assembly apart. I found the rear bearing assembly gone. The thrust washer heavily damaged and bearings gone. Most importantly, the thrust bearing and the end of the shaft appear to have ground into the impeller housing. What have you guys found as a good guideline for too much wear of the housing? The manual does not provide technical drawings of the impeller and tolerances. Please advise.

Seal

Oh! AFTER the fact, I have found the root source of the problem. I put in the forward seal backward. (It goes counter to conventional wisdom.) The seal seat faces inward! I did my FMA and found that I copied the previous owner's error!:( I will get the photos soon.
